Common questions
How often do fire doors need to be inspected?
It depends on the building. Your fire risk assessment should set the frequency. In multi-occupied residential buildings over 11 metres in England, the Fire Safety (England) Regulations 2022 require checks of communal fire doors at least every three months and of flat entrance doors at least every year. We can help you work out a sensible programme for your portfolio.
Who is responsible for fire door compliance?
Legal responsibility sits with the “responsible person” for the building. In most managed blocks that is the building owner, landlord or managing agent, depending on the arrangements in place. If you are unsure where your duties lie, we recommend taking legal or fire safety advice.
What will I receive after an inspection?
A clear report with a photograph and result for every door, a prioritised schedule of any defects and recommended actions, and records held in a format that is ready for audit, insurers or enforcing authorities.
