Keeping the exterior of a building looking its best is about more than kerb appeal — it protects the fabric of the property, extends the life of surfaces, and helps meet health and safety obligations for slip-resistant walkways. But not every surface should be cleaned the same way. Choosing the wrong method can cause lasting damage, while the right one restores a building safely and effectively. Here’s how pressure washing, soft washing and DOFF cleaning differ, and how to know which is right for your property.

What Is Pressure Washing?
Pressure washing uses a high-powered jet of water, sometimes combined with heat, to blast away dirt, grime, moss and algae from hard, durable surfaces. It’s a fast and highly effective method for:
- Concrete and tarmac driveways and car parks
- Paved walkways and hard landscaping
- Bin storage areas and loading bays
- Brickwork and stonework that can withstand higher pressure
Because of the force involved, pressure washing isn’t suitable for every surface. Render, painted timber, older or soft brickwork, and roof tiles can be damaged, cracked or stripped by high-pressure water, so it’s important this method is used selectively and by trained operatives who understand different substrates.
What Is Soft Washing?
Soft washing takes a gentler approach, using low-pressure application combined with specialist biodegradable cleaning solutions to break down organic growth such as algae, moss, lichen and mould at the root. Rather than relying on force, the treatment does the work, making it ideal for:
- Render and pebbledash
- Cladding
- Roof tiles and slates
- Painted or delicate surfaces
- UPVC fascias, soffits and guttering
Soft washing is also longer-lasting than pressure washing on these surfaces, as treating the biological growth at source helps slow down regrowth, keeping the property cleaner for longer.
What Is DOFF Cleaning?
DOFF cleaning is a specialist, superheated steam-based system that uses low-pressure, high-temperature water to remove biological growth, surface dirt and staining without saturating the surface. It’s particularly well suited to:
- Listed buildings and heritage properties
- Natural stone and sensitive masonry
- Sandstone, limestone and other porous materials
- Surfaces where water ingress and pressure damage are a concern
Because DOFF cleaning uses steam rather than force, it lifts contamination gently while minimising the risk of erosion, making it the preferred choice for conservation-sensitive or historically important buildings, often specified by conservation officers.
How to Choose the Right Method
The right approach depends on the surface, the level and type of contamination, and the condition and age of the building. As a general guide:
| Method | Best For | Avoid On |
|---|---|---|
| Pressure Washing | Concrete, tarmac, hard paving | Render, soft brick, roof tiles |
| Soft Washing | Render, cladding, roofs, UPVC | Heavily soiled hard standing |
| DOFF Cleaning | Listed buildings, natural stone | General everyday cleaning tasks |
In many cases, a property will need a combination of methods across different areas — for example, DOFF cleaning for stonework alongside soft washing for render and pressure washing for the car park.
Why Professional Assessment Matters
Using the wrong method isn’t just cosmetic — it can cause structural damage, void warranties, or breach conservation requirements on listed buildings. A professional exterior cleaning provider will assess the surface, the level of biological growth, and any building constraints before recommending the safest and most effective method, in line with relevant health and safety requirements for working at height and the use of cleaning chemicals.
